Zack, Cody, Maddie, London and Esteban go in there for a night and many spooky things occur. Rumor has it is that suite 613 is haunted. Mum's not pleased with Zack, and is even angrier when he tries to pretend he's dyslexic to cover up his laziness. It's report time, and while Cody's grades are all A, Zack's are all D. Cody tries to enter the local science fair with a laser cutting device. Zack tries to get his personal effects to sell online, while Maddie and London both think they're meant to be with Jesse forever. The hotel manager, Mr Moseby, chaperones the team to the game, and causes the Red Sox to lose. The Yankees baseball team is staying at the hotel and the twins are impressed, despite being Red Sox. Cody is tired of getting confused with Zack, so he changes his hair-to red. Maddie then returns the favour, with bad results. London starts a rumor about Maddie going out with Lance Fishman. Mark Hotel! This hotel is a rival to the Tipton Hotel. problem is, his father is the owner of the St. London's father is broke, and this means London is poor as well. Now the whole gang is after it, including London, who is already rich! The Tipton is holding a secret: It has a treasure. Zack and Cody know that it was not Esteban but when they find the right guys no one believes them. There is a thief in the Tipton Hotel and Esteban is a suspect. London is going to get her driver's license, but Moseby is pedantic. Zack finally realizes that he really misses Cody and Carey can see this. London joins the other band but she is a bad singer.Д¬ody and Tapeworm go to Camp Knock-a-Number and Zack is happy that Cody is gone. They are competing with Lance and Maddie's band. Zack, Cody, Max and Tapeworm have a new band: Rock Squared. Meanwhile, when a circus comes to the Tipton Hotel, Cody tries to live the mime life.

Maddie is going to go to the prom with a guy, but Zack thinks Maddie has a crush on him, instead. Meanwhile, Maddie becomes London's servant. Cody, who thinks he is bad at everything, replaces him.

When they get to the finals, Zack hurts himself. Go-Dance USA is at the Tipton and Max and Zack enter the competition. They think it's Serge and arrange a date, then find they were wrong. Zack and Cody are determined to find out who it is. The twins' mum receives a bouquet and a poem from a secret admirer. Zack and Cody get grounded by Carey, and Maddie has to look after them on what could be the most important night of their lives. Meanwhile, London's dog, Ivana wants a poker party and Maddie is in charge. It is Zack's fault, and he feels guilty, and tries to set things right. Moseby's job gets taken by the hotel inspector, Ilsa. Once this is pulled off, the lie gets bigger and bigger.

Maddie pretends to be rich so one of London's friends ( Jason and Kyle) so Jason will like her. The prize: Enough money for Zack and Cody to get new bikes! We are also introduced to Marion Moseby, Maddie Fitzpatrick and London Tipton.Д¬ody falls for a girl in a beauty contest, and ends up becoming part of the contest by dressing as a girl. We are introduced to Zack and Cody, two identical twins moving into the Tipton Hotel with their single mother.
